Job summary

Harbor Group seeks a Maintenance Technician to preserve the property infrastructure and appearance across multifamily communities in Lexington, SC. You will perform routine plumbing, electrical, HVAC, carpentry, and appliance repairs while handling resident service requests and maintaining common areas to company standards.

Responsibilities include preventative maintenance, unit prep for new residents, safety adherence, and coordinating with vendors.

Qualifications

• One-year prior experience in general maintenance including plumbing, electrical, carpentry, drywall, painting, or appliance repair.
• HVAC certification preferred; EPA Type I & II or Universal certification required for refrigerant handling.
• Must be available for emergency on-call, including evenings and weekends.

Responsibilities

• Perform maintenance across plumbing, electrical, HVAC, carpentry, appliance repair, and glass replacement.
• Respond to resident service requests and log repairs using a work order system.
• Conduct preventative maintenance to ensure safe, efficient property operation.
• Prepare vacant units by inspecting, punch listing, scheduling contractors, and repairs.
• Maintain amenity areas via cleaning, trash removal, pressure washing, and painting.
• Manage maintenance tools, track inventory, and notify reorders.
• Repair instead of replacing parts to control costs.
• Attend safety meetings and complete OSHA training; report incidents.
• Inspect vendor work to ensure quality and scope compliance.
• Assist in property inspections to identify needs and upkeep.
