Job summary

Port Royal Townhomes in Spring Hill, TN is seeking a qualified Maintenance Technician to perform routine and emergency maintenance across electrical, plumbing, HVAC, carpentry, and building systems. The role includes responding to resident service requests, maintaining grounds and amenities, and ensuring safety and compliance.

The ideal candidate will have HVAC experience, EPA Type II or Universal Certification, and a background in apartment or multifamily housing maintenance.

Qualifications

• High School Diploma or GED required.
• HVAC experience required; EPA Type II or Universal Certification preferred.
• Experience in apartment or multifamily housing maintenance.
• Willingness to participate in an on-call rotation.
• Basic hand tools and reliable transportation.
• Strong interpersonal and communication skills.
• Bilingual a plus.
• Physically able to walk the property, climb ladders and lift up to 25 pounds as needed.
• Commitment to safety, professionalism, and regulatory compliance.

Responsibilities

• Apartment Maintenance: Perform routine and emergency maintenance including electrical, plumbing, HVAC, carpentry, and general building systems.
• Service Requests: Address resident maintenance requests and respond to after-hours emergencies as needed.
• Property Care: Maintain the property grounds, buildings, and amenities to ensure a clean and safe environment.
• Inventory & Tools: Manage and maintain maintenance tools and supplies.
• Compliance: Ensure adherence to OSHA, EPA, and Fair Housing standards.
