Job summary

TAM Residential is seeking a Maintenance Technician to perform work orders, repairs, and unit turnovers, and to support preventive maintenance across the community. You will respond to resident requests with professionalism and help ensure safety and high presentation standards.

The role requires HVAC certification and prior apartment maintenance experience, with opportunities for growth within a collaborative team and on-call rotation responsibilities.

Qualifications

• Previous experience in apartment maintenance required.
• HVAC certification required.
• CPO certification is a plus.
• Proficiency with maintenance tools, equipment, and repair techniques.
• Ability to manage a physical workload safely and effectively.
• Strong attention to detail and ability to meet deadlines.

Responsibilities

• Complete resident work orders and repairs promptly and efficiently.
• Estimate time, materials, and scope of repairs.
• Respond to maintenance needs across HVAC, electrical, plumbing, appliances, carpentry, and other systems.
• Oversee and coordinate work performed by outside contractors when required.
• Perform routine preventive maintenance to preserve equipment and facilities.
• Inspect vacated apartments and restore to make-ready status.
• Promote safe work practices among the on-site team.
• Respond to emergencies and on-call rotations as needed.
