Job summary

RangeWater Real Estate, LLC is seeking a Maintenance Supervisor to manage the on-site maintenance team at a property in Wilmington, NC. You will supervise technicians, coordinate the Make Ready process, and ensure all systems are running safely and efficiently.

You will diagnose issues, perform repairs, manage parts inventory, and partner with the Community Manager on budgeting and cost control. Strong communication and vendor coordination skills are essential in this role.

Qualifications

• High School Diploma or GED required; OSHA/MSDS knowledge.
• EPA Type I/II or Universal refrigerant recycling certification; Certified Pool/Spa Operator where required.
• Driver's license required.
• 1–3 years of supervisor experience in apartment maintenance.

Responsibilities

• Manage maintenance team; interview, hire, orient and train new hires.
• Oversee make-ready process; diagnose defects and perform repairs per policy and safety standards.
• Inspect work by staff and vendors; ensure quality, safety, and cost controls; manage inventory.
• Assist in budgeting; order supplies within budget; optimize costs and waste.
• Lead safety meetings; maintain records and ensure regulatory compliance.
• Address resident concerns and coordinate service requests; perform other duties as assigned.
