Job summary

Harbor Group Management Company is seeking a Maintenance Supervisor for an arterial multifamily community in Colorado. The role leads a maintenance team, handles work orders, and performs preventative maintenance to meet safety, cleanliness, and appearance standards.

You will oversee make-ready, coordinate with vendors, and ensure timely repairs while maintaining inventory and safety procedures. A hands-on leader with strong technical skills and customer service focus is required.

Qualifications

• Minimum of three years’ experience in multifamily property maintenance, including turnover/make-ready processes.
• At least one year of supervisory or team leadership experience is required.
• Expertise in general maintenance including plumbing, electrical, carpentry, drywall, painting, or appliance repair.
• EPA Universal or HVAC certification based upon property requirements.
• Proficiency in diagnosing maintenance issues and implementing effective solutions.
• Excellent organizational and communication skills with the ability to manage multiple tasks and deadlines in a fast-paced environment.
• Strong attention to detail, problem-solving skills, and the ability to work independently or as part of a team.
• Proficient with Microsoft Office; Property Management software and Maintenance Ticketing System experience is a must.
• Must be customer-service oriented with the ability to interact professionally with residents and vendors.
• Must be available for emergency on-call, including evenings and weekends upon the needs of the property.
• Valid driver’s license required (for operating golf carts or company vehicles on property if applicable).

Responsibilities

• Supervise, train, and guide the maintenance team to ensure timely task completion.
• Diagnose and repair plumbing, HVAC, electrical, appliances, carpentry, and general property maintenance issues.
• Respond to resident service requests and complete work orders per standards.
• Oversee and participate in the make-ready process with inspections, punch lists, and vendor scheduling.
• Ensure common areas, exteriors, and grounds are safe and visually appealing.
• Schedule and supervise in-house and contractor work.
• Perform monthly preventative maintenance per policy.
• Maintain organized inventory and order materials within budget.
• Lead safety meetings and ensure OSHA compliance.
• Inspect staff, vendor, and contractor work for quality and compliance.
• Provide excellent customer service to residents and vendors.
• Identify cost-saving opportunities and avoid unnecessary replacements.
