Job summary

McKinney Properties, Inc. seeks a Maintenance Supervisor to lead our property maintenance team across multi-family units and common areas. You will oversee preventive maintenance, repairs, and turnover tasks while ensuring safety and quality standards.

The role requires hands-on experience with plumbing, electrical, HVAC, and carpentry, along with strong organizational and communication skills. A valid driver's license and EPA 608 certification are preferred.

Qualifications

High school diploma or equivalent required.
2+ years of maintenance management experience preferred.
Extensive experience with electrical, plumbing, and HVAC systems; painting, drywall, and carpentry skills a must.
HVAC EPA 608 Universal Certification preferred or required.
Must provide own basic tools and tool bag.
Valid driver’s license required.

Responsibilities

Lead maintenance team in apartment unit and common area maintenance, including appliance, HVAC, electrical, and plumbing repairs.
Respond to maintenance service requests within 24 hours.
Maintain organized shop and inventory levels for replacement parts.
Plan apartment turns and ensure quality standards during turnover.
Create, schedule, and complete Preventative Maintenance Program.
Monitor outside contractors to ensure work stays within scope and schedule.
Ensure grounds are well-maintained for curb appeal; outdoor work in all seasons.
Comply with safety guidelines and wear uniform.
Provide fair housing training when required.
Work on-call, overtime, weekends, holidays, and emergency hours as needed.
Oversee janitorial staff and building appearance; maintain logs (SDS, boiler temp, fire alarm tests).
Perform other tasks as assigned by Property Manager.
