Job summary

The Harbor Group Management Company is seeking a Maintenance Supervisor to oversee multifamily maintenance operations at our Maryland community. You will lead the maintenance team, respond to service requests, perform preventative maintenance, and manage inventory and vendor coordination to meet safety and appearance standards.

Qualifications

• Minimum of three years' experience in multifamily property maintenance.
• At least one year of supervisory or team leadership experience.
• Strong troubleshooting across plumbing, HVAC, electrical, and carpentry.
• EPA Universal or HVAC certification as required by property.
• Experience with property management software and maintenance ticketing.
• Excellent organization and communication skills.

Responsibilities

• Supervise, train, and guide the maintenance team to complete tasks on time.
• Diagnose and repair plumbing, HVAC, electrical, appliances, carpentry, and general maintenance.
• Respond to resident service requests and complete work orders per standards and timelines.
• Oversee make-ready processes, pre-move-outs, vendor scheduling, and quality checks.
• Ensure common areas, exteriors, and grounds are clean, safe, and visually appealing.
• Schedule and supervise in-house and contractor work.
• Perform monthly preventative maintenance and manage inventory within budget.
• Maintain organized inventory and order materials as needed.
• Ensure safety protocols are followed with regular safety meetings and OSHA compliance.
• Inspect staff, vendor, and contractor work for quality and compliance.
• Provide excellent customer service and address resident concerns promptly.
• Identify cost-saving opportunities and avoid unnecessary replacements.
