Job summary

Bridge Property Management is seeking a Service Manager to oversee maintenance operations for at least one apartment community in Houston. You will lead a team, supervise daily activities, and manage vendor relationships to ensure move-in readiness and resident satisfaction.

You will apply advanced troubleshooting across HVAC, plumbing, electrical, and building systems, while coordinating preventive maintenance and safety compliance.

Qualifications

• 3–5+ years in multifamily maintenance management
• Advanced knowledge of HVAC, plumbing, electrical, carpentry, and building systems
• EPA certification Type I/II or Universal; CPO preferred
• Strong leadership and customer service skills
• High school diploma or equivalent

Responsibilities

• Lead and manage maintenance operations across at least one apartment community, ensuring consistent service standards and resident satisfaction
• Supervise and schedule daily maintenance activities including service requests, preventive maintenance, make-readies, and emergency response
• Develop maintenance staff through coaching and mentorship to build technical capability and career readiness
• Manage vendor relationships, schedule work, negotiate service agreements, and ensure timely completion of repairs
• Direct unit turn scheduling to minimize vacancies and ensure move-in readiness
• Conduct site inspections to assess condition, curb appeal, safety compliance, and quality of maintenance
• Lead preventative maintenance programs with proper documentation and safety compliance
• Control inventory across properties and coordinate orders to keep tools and materials available
• Assess repair, replacement, and capital priorities and communicate recommendations to Leadership
• Provide advanced troubleshooting for HVAC, plumbing, electrical, and building systems
• Support budget planning and cost management across properties
• Ensure maintenance team holds required licenses/certifications and maintain OSHA/MSDS compliance
• Lead safety meetings and enforce company safety procedures and standards
• Collaborate with Community Managers and Regional VPs on condition, budgets, and performance
