Job summary

RPM Living in Sanford, NC is seeking a Maintenance Manager to coordinate with the Community Manager to protect the property and control maintenance costs. You will lead a team of Maintenance Technicians, supervise daily operations, and ensure safety and compliance with fire, OSHA, and quality standards.

The role involves planning preventive maintenance, handling work orders, budgeting, vendor bids, and reporting costs.

Qualifications

• High school diploma or GED preferred.
• Two years of multifamily maintenance experience or related training.
• Minimum one year of supervisory experience preferred.
• EPA certification required; CPO preferred.
• Microsoft Office and basic project management skills.

Responsibilities

• Supervise property maintenance staff and develop a skilled team.
• Maintain budget and secure competitive bids for supplies and services.
• Process POs and invoices to control costs.
• Prioritize work orders for timely completion and resident satisfaction.
• Oversee safety, OSHA compliance, and regular property inspections.
• Troubleshoot HVAC, electrical, and plumbing systems.
• Coordinate with property manager and respond to emergencies.
• Mentor and train maintenance team members.
