Job summary

Birge & Held is seeking a Service Manager to oversee day-to-day maintenance of an assigned asset in Omaha, NE. You will lead on-site maintenance teams, optimize preventive programs, ensure safety and regulatory compliance, and coordinate capital improvements with the Operations Manager.

You'll manage vendors, control inventories, and support emergency maintenance with a hands-on, proactive approach in a fast-paced environment. Travel between properties may be required.

Qualifications

• 3–5 years of apartment maintenance experience.
• 3–5 years of HVAC experience.
• EPA refrigeration handling certification required; willing to obtain.
• HVAC certification is required.
• Valid driver’s license and reliable transportation for travel between properties.

Responsibilities

• Provide hands-on leadership to on-site maintenance teams; participate in hiring, onboarding, and reviews.
• Develop and implement preventive maintenance programs to minimize failures and extend asset life.
• Coordinate capital improvement and renovation projects with Operations Managers.
• Ensure OSHA and local safety compliance across operations.
• Manage vendor relationships and oversee third-party contractors for HVAC, plumbing, landscaping, and general maintenance.
• Oversee inventory control and procurement of tools and supplies; ensure budget-conscious purchasing.
• Respond to emergencies and participate in on-call rotation.
• Maintain grounds for safety and curb appeal; support seasonal improvements.
• Collaborate across properties to support broader company goals.
