Job summary

RPM Living is seeking a Maintenance Manager to coordinate with the Community Manager and lead maintenance operations for our apartment communities in Houston. You will help maximize NOI by safely maintaining interior and exterior property elements while adhering to budget constraints.

Responsibilities include supervising the maintenance team, managing bids and PO processes, and ensuring timely completion of work orders.

Qualifications

• Two years of multifamily maintenance experience and/or training.
• Minimum one year of supervisory experience preferred.
• EPA certification required; CPO preferred.
• Familiarity with Microsoft Office and project management tools.

Responsibilities

• Supervise maintenance staff and develop a skilled team.
• Maintain property budgets and secure competitive bids.
• Process purchase orders and invoices to control costs.
• Prioritize work orders for timely, satisfactory residents.
• Oversee safety, codes compliance, and OSHA regulations.
• Troubleshoot HVAC, electrical, and plumbing systems.
• Liaise with the property manager and respond to emergencies.
• Mentor team members to deliver efficient maintenance services.
