Job summary

Harbor Group Management Company is seeking a Maintenance Supervisor to lead the maintenance team across multifamily communities in Maryland. You will manage service requests, perform preventative maintenance, and coordinate with vendors to ensure safety, cleanliness, and high-quality upkeep of buildings and grounds.

The role requires on-site supervision, strong technical skills in HVAC, plumbing, and electrical work, and a focus on resident service.

Qualifications

• Minimum of three years’ experience in multifamily property maintenance, including turnover/make-ready processes.
• At least one year of supervisory or team leadership experience.
• Expertise in maintenance including plumbing, electrical, carpentry, drywall, painting, or appliance repair.
• EPA Universal or HVAC certification as required by the property.
• Proficiency in diagnosing maintenance issues and providing effective solutions.
• Strong organizational and communication skills for fast-paced environments.
• Ability to work independently or as part of a team, with strong attention to detail.
• Proficient with Microsoft Office; PM software and maintenance ticketing experience essential.

Responsibilities

• Supervise, train, and guide the maintenance team to complete tasks on time.
• Diagnose and repair plumbing, HVAC, electrical, appliances, and carpentry issues.
• Respond to resident service requests and complete work orders timely.
• Oversee make-ready process, inspections, and vendor scheduling.
• Ensure common areas are clean, safe, and visually appealing.
• Schedule in-house and contractor work and monitor progress.
• Perform monthly preventative maintenance per policy.
• Maintain inventory and order materials within budget.
• Lead safety meetings and ensure OSHA compliance.
• Inspect work for quality and compliance with specs.
• Provide excellent customer service and resolve resident concerns promptly.
