Job summary

Gaines Investment Trust is seeking a Community Manager for The Winsted at Valley Ranch in Irving, TX. You will lead day-to-day operations of a 440-unit property, directing the onsite team and driving occupancy, revenue, and resident satisfaction.

The role requires 3+ years in multifamily management, proven leadership, strong leasing knowledge, budgeting skills, and the ability to collaborate with regional leadership to meet financial goals.

Qualifications

• 3+ years of Community Manager experience in multifamily property management required.
• Experience managing a larger apartment community strongly preferred.
• Proven ability to lead, coach, develop, and hold teams accountable.
• Strong understanding of leasing, occupancy, resident retention, and property operations.
• Experience with budgeting, financial reporting, rent collection, expense management, and property performance.

Responsibilities

• Lead all day-to-day operations of the apartment community.
• Hire, train, coach, and develop office and maintenance team members.
• Set clear expectations and hold team members accountable for performance.
• Drive leasing activity, occupancy, resident retention, and revenue performance.
• Monitor market conditions, traffic, leasing trends, and competitive properties.
• Oversee rent collection, delinquency management, and other financial responsibilities.
• Review financial reports, monitor expenses, and identify opportunities to improve property performance.
• Assist with annual budgeting and execute strategies to achieve financial goals.

Lead a 440-Unit Apartment Community

Gaines Investment Trust is seeking an experienced Community Manager to lead The Winsted at Valley Ranch, a 440-unit apartment community in Irving, Texas.

We're looking for a proven multifamily leader who can develop a strong team, drive occupancy and financial performance, maintain high standards, and deliver an exceptional resident experience.

What You Will Do

• Lead the overall operations and performance of the community
• Hire, coach, and develop office and maintenance teams
• Drive leasing, occupancy, retention, and revenue
• Oversee collections, expenses, budgeting, and financial performance
• Maintain strong property standards and curb appeal
• Ensure service requests and apartment turns are completed promptly
• Build strong resident relationships and resolve concerns
• Ensure compliance with Fair Housing and company policies

What You Will Bring

• 3+ years of Community Manager experience in multifamily property management required
• Experience managing a larger community preferred
• Proven leadership and team development skills
• Strong knowledge of leasing, budgeting, financials, and property operations
• Strong communication and problem-solving skills
• Yardi experience preferred
• Valid driver's license and reliable transportation
• Flexibility to respond to occasional weekend or emergency needs
