Morgan Properties is seeking a Multi-Site Service Manager to oversee maintenance operations at The Greens at Westgate (200 units) in York, PA and Lions Gate (145 units) in Red Lion, PA. This role leads maintenance teams across two communities, ensuring safety, standards, and resident satisfaction.

The ideal candidate will have experience managing medium-to-large apartment communities, a broad knowledge of maintenance systems (HVAC, plumbing, electrical, appliances, carpentry), and a track record

Qualifications

• Broad knowledge of apartment maintenance systems including HVAC, plumbing, electrical, appliances, carpentry, and general building maintenance.

Responsibilities

• Lead, coach, and develop Maintenance Technicians, promoting accountability and teamwork.
• Delegate responsibilities and empower the team to troubleshoot and resolve issues independently.
• Prioritize work orders, apartment turns, preventive maintenance, and capital projects across two communities.
• Coordinate vendor relationships and oversee contractor performance to ensure safe, on-schedule projects.
• Partner with community office teams to provide outstanding customer service and timely resident communication.
• Ensure maintenance operations comply with company standards, safety regulations, and laws.
• Develop and manage preventive maintenance schedules, make-ready timelines, and daily priorities.
• Maintain organized inventory and ensure supplies and equipment are available.
• Conduct regular inspections of occupied and vacant apartments, buildings, and grounds.
• Respond to true emergencies and weather-related events when necessary.
