Job summary

Morgan Properties in Dover, DE is seeking a hands-on Service Manager III to oversee maintenance for Cannon Mills and Village of Westover. You will lead day-to-day operations across both communities, manage work orders, apartment turns, preventive maintenance, and resident requests with a focus on quality and efficiency.

This full-time role requires at least 3 years of property maintenance experience, strong HVAC and trades skills, and the ability to coordinate vendors while delivering

Qualifications

• Minimum of 3 years of relevant maintenance experience.
• Multifamily maintenance experience strongly preferred.
• Strong troubleshooting across HVAC, appliances, plumbing, electrical, and general property maintenance.
• Experience with Magic-Pak systems is a plus.
• Organizational skills with ability to prioritize across communities.
• High level of customer service and interaction with residents and staff.
• Proficient with property management/work order systems and accurate documentation.
• Active driver's license and access to a vehicle.
• HVAC/EPA certification preferred.
• CPO and related certifications are a plus.

Responsibilities

• Oversee daily maintenance operations across Cannon Mills and Village of Westover.
• Prioritize and complete work orders with timely follow-up and documentation.
• Manage apartment make-readies and preventative maintenance activities.
• Troubleshoot and repair HVAC, appliances, plumbing, electrical, and general maintenance issues.
• Coordinate and oversee vendor work as needed.
• Maintain organized maintenance shop and inventory of tools and supplies.
• Collaborate with residents, office team, vendors, and leadership to ensure service quality.
• Use PM/work order systems to track activity and follow-up.
• Support emergency preparedness and participate in on-call rotation for five properties.
• Maintain hands-on presence to direct daily maintenance needs.
