Fulcrum Real Estate Services, Inc. is seeking a Maintenance Supervisor to oversee maintenance operations across multiple fee-managed properties. You will supervise on-site technicians, schedule work, manage vendors, and ensure safety, reliability, and resident satisfaction.

This role demands strong leadership, experience across HVAC, plumbing, electrical, carpentry, and appliance repair, plus the ability to read blueprints and use property management software (Yardi, AppFolio) and MS Office.

Qualifications

• High school diploma or equivalent; technical training preferred.
• Experience managing maintenance operations across multiple properties.
• Strong leadership and team management abilities.
• Excellent time management and organizational skills.
• Working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
• Ability to read blueprints and maintenance manuals.
• Proficiency with property management software (Yardi, AppFolio) and MS Office.
• Valid driver’s license and willingness to travel between sites.

Responsibilities

• Supervise and schedule on-site maintenance staff.
• Inspect properties to ensure safety and aesthetics.
• Manage work orders and preventative maintenance tasks.
• Train and evaluate maintenance staff; provide coaching.
• Coordinate budgets, capital improvements, and major repairs.
• Develop vendor relationships and obtain bids.
• Ensure safety compliance (OSHA) and company policies.
• Monitor inventory and purchase supplies within budget.
• Participate in after-hours emergency maintenance rotation.
• Maintain accurate maintenance records.
