Job summary

Guardian Real Estate Services is hiring a Community Manager for our Portland properties. The role oversees two LIHTC/HUD communities, ensures compliance with governance, budgets, and program requirements, and leads staff and vendors to deliver excellent resident service.

The position requires organizing multiple sites, maintaining compliance with Fair Housing and Landlord Tenant Laws in Oregon, and strong communication and budget skills. LIHTC/HUD knowledge is strongly preferred.

Qualifications

• High school diploma or GED.
• 2+ years of experience managing a multi-family community.
• At least 1 year in affordable housing or relevant industry.
• At least 1 year of supervisory experience.
• Strong understanding of and willingness to enforce Fair Housing and Landlord Tenant Laws in Oregon.
• Attention to detail and organizational skills.
• Strong customer service skills.
• Strong mathematical skills and basic understanding of property budgets.
• Ability to speak, read and write in English.
• Ability to communicate effectively and in a timely manner.
• Ability to complete company training requirements and attend trainings.

Responsibilities

• Always represent Guardian in a positive and professional manner.
• Act as the company’s primary coordinator to meet property management obligations.
• Manage property operations in compliance with local, state, and federal laws (Fair Housing, L/T Laws, OSHA).
• Assist in developing operating income/expense budgets and capital budgets.
• Analyze monthly financial statements and variances.
• Administer budgets and operations to maximize efficiency and resident satisfaction.
• Ensure compliance with affordable program requirements.
• Complete resident income certifications and re-certifications on time.
• Coordinate collection and documentation of revenues per lease obligations.
• Lead site staff meetings and document minutes.
