Cresten Capital is hiring for a property operations leader to manage day-to-day activities across multiple sites. You will supervise Property Managers, drive leasing strategies, and ensure regulatory compliance and strong resident relations.

The role emphasizes budgeting, financial analysis, and vendor management, with a focus on optimizing occupancy and revenue while maintaining high service standards. Regular travel within the region is required.

Qualifications

• > 3+ years of experience in Property or General Management (multi-site preferred).
• > Experience managing staff and overseeing multiple properties.
• > High school diploma required; additional certifications in property management a plus.
• > Proficiency with property management software such as Appfolio.

Responsibilities

• Oversee day-to-day operations of multiple properties, ensuring adherence to company policies and federal/state regulations.
• Assist in budgeting, financial planning, and expense management to optimize property performance.
• Monitor and analyze financial reports, including monthly budget variance analysis.
• Oversee accounts receivable and accounts payable for each property.
• Recruit, train, and mentor Property Managers and on-site staff, fostering a high-performing workforce.
• Set performance expectations and manage budget, KPI, and operational goals.
• Provide coaching to enhance team efficiency and development.
• Monitor occupancy trends and develop leasing strategies to maximize revenue.
• Analyze market conditions to ensure competitive pricing and positioning.
• Ensure high resident satisfaction through proactive communication and conflict resolution.
• Collaborate with maintenance teams to uphold property standards and timely service.
• Conduct regular property inspections and ensure compliance with Fair Housing regulations.
• Coordinate with vendors and negotiate contracts for cost-effective services.
• Track KPIs and implement process improvements to enhance operational success.
• Provide reports and recommendations to senior leadership on property performance.
