Qualifications

• 5–7 years in building maintenance or facilities management.
• Experience supervising maintenance personnel across multiple properties.
• Strong knowledge of building systems (HVAC, plumbing, electrical, life safety).
• Experience coordinating vendors and managing work orders.
• Familiarity with building codes and housing regulations.
• Excellent written and verbal communication.
• Hands-on management approach with site visits.

Responsibilities

• Oversee the maintenance and physical condition of five residential properties, ensuring consistent operational standards across the portfolio.
• Supervise, develop, and support maintenance personnel, including hiring, onboarding, training, scheduling, and performance management.
• Monitor the condition and performance of major building systems, including HVAC, plumbing, electrical, life safety, and other mechanical infrastructure.
• Develop and oversee preventative maintenance schedules to minimize equipment downtime, address potential issues proactively, and extend the useful life of building assets.
• Ensure maintenance requests are addressed promptly and effectively, prioritizing emergencies and maintaining clear communication with property staff.
• Conduct regular property inspections and ensure buildings meet applicable housing codes, safety requirements, and regulatory standards.
• Coordinate outside contractors and service providers, oversee repair projects, evaluate work quality, and ensure services are delivered within established budgets.
