• Supervise, develop, and support maintenance personnel, including hiring, onboarding, training, scheduling, and performance management.
• Monitor the condition and performance of major building systems, including HVAC, plumbing, electrical, life safety, and other mechanical infrastructure.
• Develop and oversee preventative maintenance schedules to minimize equipment downtime, address potential issues proactively, and extend the useful life of building assets.
• Ensure maintenance requests are addressed promptly and effectively, prioritizing emergencies and maintaining clear communication with property staff.
• Conduct regular property inspections and ensure buildings meet applicable housing codes, safety requirements, and regulatory standards.
• Coordinate outside contractors and service providers, oversee repair projects, evaluate work quality, and ensure services are delivered within established budgets.

This individual will oversee maintenance operations across five residential properties in Upper Manhattan and Chelsea, encompassing approximately 300 residential units. The position will be responsible for leading onsite maintenance personnel, coordinating vendors, maintaining building systems, and ensuring that properties remain safe, functional, and well-maintained.

The ideal candidate is an organized, hands‑on facilities professional with strong leadership abilities, excellent communication skills, and the ability to balance day‑to‑day maintenance operations with administrative and long‑term planning responsibilities.

• Experience coordinating vendors, managing work orders, conducting inspections, and implementing preventative maintenance programs.
• Familiarity with building codes, housing regulations, safety standards, and regulatory compliance.
• Excellent written and verbal communication skills, with the ability to communicate effectively with maintenance teams, property management, vendors, and other stakeholders.
• A hands‑on management approach and willingness to visit properties, inspect building conditions, and assist with troubleshooting when necessary.
