Job summary

Paycom is seeking a Service Manager to oversee the physical property, routine maintenance, and make-ready work for an apartment community. You will manage maintenance staff, lead by example, and coordinate preventive maintenance and rehab projects.

The role requires five years of multi-family experience, HVAC, plumbing, electrical, and carpentry skills, plus certifications in EPA 608 and CPO. Strong communication and MS Office proficiency are essential.

Qualifications

• High school diploma or equivalent.
• Five years of multi-family experience or equivalent combination of education, training and experience.
• EPA Section 608 (HVAC/Freon Recovery) certification required.
• Certifications/Permits required City or State to perform job responsibilities required.
• Training in boiler repair, plumbing and mold detection/resolution required.
• Certified Apartment Maintenance Technician (CAMT) preferred.
• Certified Pool Operator (CPO) required.

Responsibilities

• Under Community Manager direction, supervise, train and schedule maintenance activities for apartment community and maintenance staff.
• Coordinate, schedule and respond to resident/management requests and work orders for occupied units.
• Coordinate, schedule and prepare vacant apartment units for move-in.
• Coordinate and schedule safety and skills training for maintenance employees.
• Identify and correct hazardous property conditions.
• Order supplies and manage maintenance budget.
• Coordinate, schedule, and perform preventative maintenance on equipment and units.
