Job summary

Paycom - ATS seeks an experienced Service Manager to oversee the physical property, maintenance repairs, and make-ready and preventative maintenance for an apartment community. You will supervise the maintenance staff, handle groundskeeping and pool duties as needed, and lead by example in a fast-paced environment.

The role requires strong HVAC, plumbing, carpentry and electrical skills, plus proficiency with property management software. OSHA knowledge and tools are essential for success.

Qualifications

• High school diploma or equivalent and multi-family experience.
• EPA Section 608 HVAC certification is required.
• CAMT and CPO certifications preferred/required where noted.
• Experience with plumbing, boiler repair and mold detection preferred.
• Must supply own hand tools and have OSHA knowledge.
• Proficiency with property management software and Microsoft Office.

Responsibilities

• Supervise, train and schedule maintenance activities for apartment community and staff.
• Coordinate, schedule and respond to resident/management requests and work orders.
• Prepare vacant apartment units for move-in.
• Coordinate safety and skills training for maintenance employees.
• Identify and correct hazardous property conditions.
• Order supplies and manage maintenance budget.
• Coordinate and perform preventative maintenance on equipment and units.
• Interact regularly with residents, vendors, contractors, employees and clients with strong interpersonal skills.
