Job summary

Crown Residential, LLC is seeking a Property Director to oversee all operations of a residential multi-family community in Florida. You will manage operations including budgeting, forecasting, lease administration, maintenance oversight, and KPI performance.

Lead on-site teams, drive leasing and marketing efforts, ensure compliance with Fair Housing/ADA laws, and provide regular financial reporting to leadership. Strong leadership and occupancy growth experience preferred.

Qualifications

• High school diploma or equivalent
• Associate or Bachelor’s degree preferred
• Minimum of 2 years’ experience in multi-family, sales, retail, hospitality, property management or related field
• Previous lease-up/new construction experience
• Prior customer facing experience
• Prior experience managing people
• Industry certification(s) (ARM, CAM, CPM, NALP, etc.)

Responsibilities

• Oversee and manage all aspects of assigned asset
• Manage leasing activities to ensure budget goals are achieved
• Recruit, interview and select qualified Teammates by working with Regional Leadership and Talent Advisors
• Provide guidance, mentorship, support, and coaching on-site team
• Oversee Crown Residential systems and proper usage to maintain data
• Promote Crown Residential’s Bonus Program and KPI targets
• Achieve 100% training compliance and monitor progress
• Produce weekly, monthly, and quarterly property performance reports
• Analyze budgets and financial information for accuracy
• Respond to survey results and manage reputation online
• Identify and address staff performance, budgeting, and overall property performance issues
• Analyze market research and coordinate with Marketing on implementations
• Drive occupancy growth and revenue growth targets
• Review monthly financials and communicate improvements to leadership
• Plan and market monthly resident functions for engagement and occupancy
• Ensure safety of teammates and residents and communicate risks
• Oversee income and expense management
• Inspect property cleanliness and appearance; take corrective action
• Review leases, applications, price changes, and renewals
• Conduct move-in orientations and inspections, and move-outs
• Ensure compliance with Crown Residential policies
• Monitor Fair Housing, Fair Employment, and ADA compliance
• Assist inspecting properties for maintenance issues
• Oversee purchasing and inventory on high-priced items
• Any other duties assigned
