Job summary

Greystar Real Estate Partners, LLC in Greenville, SC is seeking a property operations leader to manage day-to-day activities of an apartment community, guide the onsite team, and ensure financial and regulatory goals are met.

Responsibilities include budgeting input, setting rent strategies, approving invoices, controlling expenditures, enforcing lease terms, driving occupancy and revenue, and ensuring resident satisfaction through timely maintenance and service.

Qualifications

• Bachelor’s degree preferred in Business Management, Real Estate, or related field.
• 4-6 years minimum of property management, sales, marketing, and customer service experience.
• Ability to manage multiple priorities in a fast-paced environment.
• Excellent communication and conflict resolution skills.

Responsibilities

• Input into budget development by analyzing financials and market data.
• Set rent rates, ensure timely rent collection, and review monthly financials.
• Approve vendor invoices, verify insurance, and coordinate with stakeholders.
• Control expenditures and manage petty cash within the approved budget.
• Oversee lease enforcement, applications, renewals, inspections, and notices.
• Glean market trends and implement marketing/leasing strategies to hit occupancy/revenue goals.
• Promote resident satisfaction and supervise maintenance and on-site staff.
• Manage owner relationships, provide property performance updates, and prepare reports.
