Job summary

Kairoi Residential is seeking a Service Make-Ready to prepare vacant apartment homes for new residents. You will clean, repair, and maintain units, ensuring high-quality presentation and resident satisfaction. You will inspect systems, assist the team, and help keep common spaces pristine.

This role requires basic maintenance skills, a high school diploma, and a valid driver's license. You will work on-site at properties, supporting luxury communities when needed and adhering to safety

Qualifications

• 0-1 years of hands-on maintenance experience including basic plumbing, electrical, HVAC, carpentry and painting.
• High school diploma or equivalent.
• Knowledge of OSHA safety rules and regulations.
• Excellent customer service and time management skills.
• Ability to work independently and as part of a team.
• Ability to follow instructions and adhere to maintenance procedures.
• Physical stamina and ability to bend, lift, and stand for extended periods.
• Willingness to learn new skills and techniques.
• Must have a valid driver's license with no major infractions in the last 12 months.

Responsibilities

• Complete the make-ready process for all vacant apartment homes, ensuring they are clean, functional, and aesthetically appealing for new residents.
• Clean appliances, fixtures, and surfaces, and remove trash and debris.
• Perform minor repairs and maintenance tasks such as patching drywall, painting, replacing light bulbs, and fixing leaky faucets.
• Inspect appliances, plumbing, electrical systems, and HVAC units for proper operation.
• Collaborate with the Service Team to complete repairs or replacements.
• Maintain the community’s appearance, including grounds, common areas, and amenities.
• Clean and maintain the pool area, laundry rooms, fitness centers, and other spaces.
• Perform routine property inspections to identify maintenance or safety concerns.
• Report issues to the Service Manager or Community Director for resolution.
• Interact with residents, guests, and prospective tenants professionally.
• Respond to inquiries and requests in a timely and helpful manner.
