Job summary

Kairoi Residential is seeking a Service Make-Ready to transform vacant apartments into move-in ready homes in the Austin area. You will perform cleaning, maintenance, and basic repairs to ensure high-quality presentation for new residents.

You will inspect appliances, plumbing, electrical systems, and HVAC, and collaborate with the service team to address issues. The role emphasizes safety, customer service, and ability to work independently or with a team in a fast-paced environment.

Qualifications

• 0-1 years of hands-on general maintenance experience including basic plumbing, electrical, HVAC, carpentry, and painting skills.
• High school diploma or equivalent.
• Knowledge of OSHA safety rules and regulations.
• Excellent customer service and time management skills.
• Ability to work independently and as part of a team.
• Ability to follow instructions and adhere to maintenance procedures.
• Physical stamina to bend, lift, and stand for long periods.
• Willingness to learn new skills and techniques.
• Must have a valid driver’s license with no major infractions in the last 12 months.

Responsibilities

• Complete the make-ready process for all vacant apartment homes, ensuring they are clean, functional, and aesthetically appealing for new residents.
• Clean appliances, fixtures, and surfaces, and remove trash and debris.
• Perform minor repairs and maintenance tasks, such as patching drywall, painting, replacing light bulbs, and fixing leaky faucets.
• Inspect and ensure all appliances, plumbing, electrical systems, and HVAC units are in working order.
• Collaborate with the Service Team to complete repairs or replacements.
• Maintain the overall appearance of the community, including grounds, common areas, and amenities.
• Clean and maintain the pool area, laundry rooms, fitness centers, and other common spaces.
• Conduct routine inspections to identify maintenance or safety concerns.
• Report issues to the Service Manager or Community Director for prompt resolution.
• Interact with residents, guests, and prospective tenants in a friendly and professional manner.
• Respond to resident inquiries and requests in a timely and helpful manner.
