Job summary

Impact Housing is seeking a seasoned Pre-Construction Director / Senior Estimator to lead estimating and pre-construction for modular and multifamily projects. You will develop budgets, assess risk, manage subcontractor pricing, and guide cost strategies through design development to GMP and contract execution.

The role focuses on cost control, value engineering, and collaboration across Development, Architecture, Engineering, Manufacturing, Procurement, and Construction teams in Southern

Qualifications

• Bachelor's degree required in CM/Eng/Arch or related field.
• 10+ years estimating/pre-construction experience; multifamily residential focus preferred.
• Experience with conceptual to GMP estimating and value engineering.

Responsibilities

• Lead estimating and pre-construction from design through GMP and handoff.
• Prepare conceptual, schematic, design development, GMP, and final estimates.
• Analyze drawings, BIM models, and production requirements for budgets.
• Lead quantity takeoffs and pricing for manufacturing, site work, and installation.
• Develop scopes and bid packages for subs and vendors; negotiate proposals.
• Drive value engineering while maintaining quality and schedule.
