Job summary

CyberCoders is seeking a Preconstruction Director in California to lead all preconstruction activities for multifamily and modular projects. You will oversee estimating, budgeting, value engineering, cost management, and procurement planning from early concept development through GMP and turnover.

The ideal candidate has extensive multifamily experience, advanced estimating expertise, and strong collaboration skills across development, design, manufacturing, procurement, and construction teams.

Qualifications

Extensive estimating and preconstruction experience in multifamily projects.
Proven ability to lead estimating, budgeting, VE, and cost management.
Experience with modular/off-site construction required.
Strong bid management and subcontractor procurement background.
Excellent communication, negotiation, and leadership skills.

Responsibilities

Lead all preconstruction activities from concept to GMP and handoff.
Develop conceptual to final construction estimates and budgets.
Analyze drawings, BIM models, and logistics for budgets.
Direct quantity takeoffs and pricing for all scope areas.
Create scopes of work and bid packages for subs and vendors.
Negotiate subcontractor and vendor proposals.
Lead value engineering and constructability reviews.
Coordinate with development, architecture, engineering, manufacturing, procurement, and construction teams.
Provide mentorship to estimators and project staff.
Support business development with budgeting, feasibility, and pricing strategy.
