Simon Property Group in Brea Mall seeks an experienced Operations Director to maximize the shopping experience by ensuring a clean, safe, well-maintained environment and asset preservation. You will oversee operations, projects, construction, and contracted services at the center, leading maintenance, grounds keeping, and custodial teams.

Qualifications

• Bachelor’s degree or equivalent experience.
• Minimum 5 years of prior Operations, Facilities or Property Management experience.
• Working knowledge of maintenance and operational functions strongly preferred.
• Ability to read and understand blue prints, CAD drawings and other schematics.
• Meets commitments - produces accurate work.
• Solution oriented and results driven.
• Basic to moderate computer skills (email, excel, word, online order systems etc.)
• Valid Driver’s License
• Ability to lift and carry up to 50 pounds.

Responsibilities

• Develop 5-year capital plan to maintain and enhance property assets.
• Oversees preventative maintenance of equipment and logs.
• Ensures safety systems are up to code, maintained and inspected.
• Conduct daily property walk-throughs to ensure assets are in good condition.
• Respond rapidly to operational issues from inspections.
• Assist in procurement and application of goods/services within CAM and CapEx budgets.
• Manage operating expenses within or below budget.
• Control negative variances to minimize losses.
• Conduct regular property inspections of assets.
• Prioritize capital projects by needs and affordability.
• Manage capital projects and ongoing services: scope, bids, contracts, inspections, close-out.
