Job summary

ZRS Management LLC seeks a Make Ready Technician to prepare rental units for turnover by performing repairs, inspections, and cleaning. You will ensure appliances work, locks are updated, and safety standards are met while coordinating with the maintenance team to minimize vacancy loss.

The role requires the ability to manage multiple tasks, communicate effectively with property management, and maintain detailed records.

Responsibilities

• Complete all make-ready tasks within established timeframes to minimize vacancy loss.
• Perform repairs including plumbing, electrical, painting, drywall, and flooring.
• Ensure appliances are operational and in good condition.
• Change locks and install lockboxes, alarms in vacated homes.
• Monitor supplies and coordinate with Maintenance Supervisor to fulfill orders.
• Inspect units to identify additional repairs or maintenance needed.
• Coordinate with maintenance staff to ensure efficient workflow.
• Maintain accurate records of tasks and supplies used.
• Notify management of needs for supplies or equipment.
• Adhere to safety regulations and company policies during repairs and cleaning.
• Ensure tools and equipment are safe and well maintained.
• Clean and sanitize vacant units as required (kitchens, bathrooms, common areas).
• Communicate with property management about status of make-ready units.
• Ensure vacant homes meet ZRS standards prior to move-in.
• Walk units and complete punch lists before move-in.
• Complete preventive maintenance during turnover and track work orders.
• Provide excellent customer service to residents and potential tenants.
• Comply with Fair Housing requirements and laws.
