Job summary

RADCO Residential is seeking a Make Ready Technician to prepare vacant homes for future residents at Riverdale, GA. You will report to the Maintenance Supervisor, perform preventive maintenance, and manage punch lists to ensure move-in readiness.

Responsibilities include coordinating with the property team, moving appliances, and completing service requests within 24 hours. On-call duties may apply with after-hours responses and incentives.

Qualifications

• Experience working in maintenance or construction is preferred.
• Proven knowledge of carpentry, electrical, appliance repairs, HVAC, plumbing.
• Strong time management, prioritization, and organizational skills.
• Detail-oriented and pride in quality of work.
• Takes initiative and self-motivated to complete tasks at hand.
• Knowledge of OSHA and EPA regulations.
• Valid driver’s license may be required based on property size and potential need for use of a golf cart.
• Position requires individuals to furnish their own reliable transportation to fulfill the job’s functions.

Responsibilities

• Aware of property goals and the condition of the property and takes immediate steps to address any issues, concerns, or unsafe conditions.
• Perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager.
• Responsible to ensure move in ready apartment homes by completing the required punch list. Diagnose and perform minor or routine maintenance or repairs, as directed.
• Remove and transfer appliances and equipment to/from storage area to apartment as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster.
• Complete all assigned maintenance work on vacant apartments within the RADCO Living requirement of 5-7 business days.
• Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor.
• May be required to perform on-call emergency service requests when scheduled. When on call, emergency after hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. On call bonus incentives will be provided.
• Communicate clearly and professionally with residents, prospects, and visitors.
• Read/listen and respond to resident requests and/or concerns in a calm, supportive,andtimelymanner.
• Demonstrate RADCO’s value of Caring by treating residents, vendors, coworkers, and supervisors with respect and professionalism.
• Exhibit a sense of care and urgency with assigned work orders.
• Attend and assist in resident activities and functions during or after hours as needed.
