Job summary

Greystar is seeking a Maintenance Technician to ensure vacant units are turned quickly and to the company’s quality standards. You will perform technical repairs, complete necessary make-ready tasks, and ensure units are ready for new residents.

You will inspect for damage, perform caulking and sealing, and handle painting, while maintaining grounds and common areas. A focus on safety and timely documentation is required.

Qualifications

• Experience in property maintenance or facilities upkeep preferred.
• Ability to perform mechanical and technical repairs.
• Familiarity with make-ready procedures for rental units.
• Commitment to safety and OSHA guidelines.

Responsibilities

• Ensure vacant units meet quality standards for re-leasing through technical work and timely turn to market-ready condition.
• Complete repairs and improvements prior to resident move-in following make-ready checklist.
• Caulk and seal around windows, sinks, toilets, bathtubs, and showers as needed.
• Inspect sheetrock for damage and repair/replace as necessary.
• Perform touch-up painting for vacant and occupied units as directed.
• Maintain grounds, common areas, and amenities; general cleaning and painting as needed.
• Assist in cost-control by fixing rather than replacing parts when possible.
• Complete make-ready checklist and required maintenance documentation timely.
• Comply with safety policies; attend safety meetings and training; report accidents promptly.
• Provide customer service to residents, address maintenance-related questions, and resolve complaints efficiently.
