Job summary

Essex Property Trust is seeking a Maintenance Technician in Pasadena/LAX area to handle routine and preventive maintenance across HVAC, plumbing, electrical systems and appliances. You will prepare vacant units, inspect common areas, and respond to resident requests to uphold quality living environments.

The role requires on-site duties five days a week with potential on-call coverage. Prior property management experience and basic license are preferred.

Qualifications

• High school diploma or GED required or equivalent.
• 2+ years in property management or related field preferred.
• HVAC and/or CPO license preferred; strong repair skills across systems.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
• Repair interior and exterior features and respond to resident maintenance requests promptly.
• Prepare vacant units for new residents and ensure unit cleanliness and functionality.
• Inspect property regularly and follow a preventive maintenance schedule.
• Respond to emergency requests on nights, weekends, and holidays as needed.
• Maintain safety, document work orders, and keep maintenance shop organized.
