Job summary

Essex Property Trust is seeking a Maintenance Technician to perform routine and preventive maintenance across properties, including HVAC, plumbing, electrical, and appliances. You will prepare vacant units, maintain common areas, and respond to work orders to ensure an excellent living environment for residents.

This on-site role requires a high school diploma, 2+ years in property management, a valid driver's license, and the ability to work evenings, weekends, and on-call shifts.

Qualifications

• High school diploma or GED and 2+ years in property management or related experience.
• HVAC and/or CPO license preferred.
• Valid driver's license and ability to operate golf carts onsite.
• Proficient knowledge of electrical, plumbing, and appliance repair.

Responsibilities

• Perform routine and preventive maintenance on HVAC, plumbing, electrical systems, and appliances.
• Repair interior and exterior features and respond to resident maintenance requests promptly.
• Prepare vacant units for new residents including painting and cleaning.
• Inspect property regularly and follow preventive maintenance schedules.
• Respond to emergency maintenance, on-call duties, evenings, weekends, and holidays.
• Ensure safety compliance and report hazards to supervisors.
• Maintain tools, equipment, and maintenance shop; document work orders accurately.
• Assist with stock and maintain sight plan or tracker records.
