Job summary

Essex Property Trust is seeking a Maintenance Technician in San Diego to perform general maintenance across one or more properties, including HVAC, plumbing, electrical, and appliance work. The role includes unit turns, grounds, clubhouse and amenity upkeep to ensure a high-quality living environment for residents.

The position requires a High School diploma or GED, 2+ years in property management, and a valid driver’s license for on-site operations.

Qualifications

• High school diploma or GED required.
• 2+ years of property management industry experience.
• HVAC and/or CPO license preferred.
• Valid driver’s license required for on-site operations.
• Knowledge of electrical, plumbing and appliance repair.
• English reading/writing/speaking required.
• Ability to lift heavy objects and perform physically demanding tasks.

Responsibilities

• Perform routine and preventive maintenance on building systems including HVAC, plumbing, electrical and appliances.
• Repair and maintain interior and exterior features such as doors, windows, walls, flooring and fixtures.
• Respond to maintenance requests from residents and resolve issues promptly.
• Prepare vacant units for new residents, including painting and cleaning.
• Ensure units meet community standards for cleanliness and functionality.
• Conduct regular inspections of the property and equipment to identify maintenance needs.
• Follow preventive maintenance schedules to reduce equipment failures.
• Respond to emergency maintenance requests and be on-call as needed.
• Maintain tools, equipment, and stock; keep maintenance shop organized.
• Complete work orders and document tasks accurately in systems.
