Job summary

Avenue5 Residential is seeking a maintenance technician to perform a broad range of apartment and property maintenance tasks, ensuring high standards of service and curb appeal. You will address electrical, plumbing, carpentry, HVAC and grounds maintenance, and participate in emergency response as needed.

Ideal candidates have at least one year of experience in property maintenance, strong customer service skills, and a valid driver’s license. A college degree is not required.

Qualifications

• High school diploma or equivalent is required.
• At least one year of experience in the property management industry or directly related field.
• Possess general maintenance and general carpentry skills.

Responsibilities

• Address apartment and property maintenance duties as directed by supervisor or property manager.
• Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance per state guidelines.
• Carry out carpentry tasks: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass, door/lock, and tiling repairs.
• Perform preventative maintenance including siding, painting, lighting, sprinkler, pool, and elevator tasks.
• Maintain work order system and ensure timely completion to standards and resident satisfaction.
• Inspect property grounds, buildings, and common areas for safety and cleanliness; identify issues needing maintenance or replacement.
• Assist with emergencies (snow, fires, floods) and respond to on-call issues.
• Communicate with maintenance leadership about issues and safety, following policies.
