Job summary

Vivmark Residential is seeking a Maintenance Technician II with painting duties in Burbank, CA. The role focuses on diagnosing and repairing HVAC, electrical, plumbing, and general maintenance tasks to keep apartment communities in top condition.

Responsibilities include completing service requests, painting interiors/exteriors, and ensuring units are rent-ready in a timely manner while maintaining safety and quality standards.

Qualifications

• 2-3 years of maintenance experience, including HVAC, plumbing, electrical and general maintenance work.
• Valid driver’s license.
• Ability to work on-call in rotation.
• Strong customer service and communication with residents.
• Ability to read and follow policies including maintenance procedures and SDS.
• Knowledge of PPE usage and chemical handling.
• Basic understanding of emergency systems, shutoffs and operations.
• Knowledge of paint types and painting tools.

Responsibilities

• Diagnoses and repairs issues in HVAC, electrical, plumbing, appliances, carpentry and other maintenance areas.
• Completes service requests and repairs to standards and in a timely manner.
• Ensures vacant units are rent-ready promptly; performs turnkey work as needed.
• Performs apartment preventative maintenance.
• Assists in interior and exterior painting.
• Upholds safety culture by following Vivmark policies and reporting unsafe conditions.
• Performs hot works (brazing, soldering, welding) per Vivmark standards.
