AvalonBay Communities, through Vivmark Residential, is seeking a Maintenance Technician II in Wilmington, MA to maintain apartment homes and deliver reliable service. The role emphasizes diagnosing and repairing HVAC, electrical, plumbing, and related systems to keep residents comfortable and satisfied.

Ideal candidates have 2-3 years of maintenance experience, a valid driver's license, and the ability to participate in on-call rotation.

Qualifications

• 2-3 years of maintenance experience including HVAC, electrical, plumbing, and general maintenance.
• Valid driver’s license required.
• Ability to participate in on-call rotation.
• Strong communication with residents and team members.
• Ability to read and understand policies and safety data sheets (SDS).
• Knowledge of PPE and safe chemical handling.
• Understanding of preventive maintenance practices.

Responsibilities

• Diagnoses and repairs in HVAC, electrical, plumbing, appliances, carpentry, and safety systems.
• Complete service requests and repairs per standards and timeliness.
• Ensure vacant apartments are rent-ready timely; perform turnkey work as needed.
• Conduct apartment Preventative Maintenance.
• Assist in painting interior and exterior surfaces.
• Maintain safety culture by following Vivmark policies and reporting hazards.
• Perform hot works (brazing, soldering, welding) per standards.
