The Maintenance Technician 2 is responsible for the maintenance, repair, and installation of HVAC equipment, ductwork, controls, exhaust equipment, and other building equipment in a facility. This includes troubleshooting HVAC equipment and controls, performing repairs, and maintaining HVAC systems as part of the preventive maintenance program. The technician must demonstrate professional competence and attention to detail to ensure all HVAC systems function optimally, promoting safety and comfort for all building occupants.

Job Responsibilities:

• Troubleshoot, repair, and maintain HVAC equipment and controls, including plumbing and electrical systems.
• Install HVAC-related equipment such as ductwork, refrigeration piping, air conditioning units, and exhaust systems.
• Operate, maintain, and log all HVAC and MEP equipment, responding promptly to tenant requests and emergencies.
• Conduct preventive maintenance and keep detailed work logs.
• Inspect buildings, grounds, and equipment for safety and compliance, reporting issues and assisting with improvements.
• Assist in inventory management and maintain positive tenant relationships through courteous communication.
• Perform minor repairs, snow removal, and emergency repairs.
• Ensure compliance with all applicable codes, regulations, and policies, practicing safe work habits.

Minimum Requirements:

• At least five years of experience as a maintenance technician in a commercial, industrial, or higher education facility.
• Familiarity with HVAC and electrical codes.
• Ability to plan and organize work.
• Proficiency in brazing, soldering, and welding.
• HVAC License is a plus.
• Mechanical and electrical aptitude with large tonnage HVAC equipment.
• Ability to change refrigeration compressors, service cooling towers, rebuild or replace large centrifugal pumps, service & repair VAV boxes, troubleshoot and repair energy management controls and programming.
• Availability to work varying shifts, weekends, and holidays as needed.
