Job summary

Essex Property Trust in San Diego seeks a Maintenance Supervisor to manage maintenance operations, supervise technicians, and ensure safety and code compliance. The role focuses on budget adherence, preventive maintenance, and timely response to resident requests, with after-hours on-call responsibilities as needed.

Qualified candidates will have a high school diploma or GED, 3–5+ years in property management, and knowledge of HVAC, electrical, plumbing, and appliances.

Qualifications

• High school diploma or GED.
• 3-5+ years of property management industry or related experience.
• HVAC and/or CPO license preferred.
• Must possess a valid driver’s license.
• Proficient knowledge of electrical, plumbing, and appliance repair.
• Knowledge of environmental/industrial hazards (i.e., asbestos, lead, mold, radon).
• Ability to read, write, and speak English.

Responsibilities

• Supervise and direct a team of maintenance technicians and assign tasks to ensure high quality work.
• Perform and oversee repairs on HVAC, plumbing, electrical systems and equipment.
• Respond to and prioritize resident work orders for timely resolution.
• Implement and manage a preventive maintenance schedule.
• Conduct regular inspections for safety hazards and compliance with codes.
• Maintain maintenance budget and inventory, obtain quotes and manage vendors.
• Coordinate with internal staff and contractors for large projects.
• Be on-call for after-hours emergencies when needed.
• Provide updates to management on status and trends.
