Job summary

LMS Investment Management seeks an experienced Maintenance Technician for Elevate 758, a high-rise apartment community in Mobile, AL. You will keep the property looking great, functioning smoothly, and ready for residents.

Responsibilities include organizing maintenance programs, scheduling make-ready tasks, coordinating with vendors, handling after-hours calls, and maintaining safety and record-keeping per the Maintenance Operations Manual.

Qualifications

• Must have reliable vehicle to transport tools and equipment.
• Provide proof of liability insurance.
• Bondable and valid driver’s license.
• Extensive mobility and good physical condition.
• The ability to lift 100 lbs. for installation and removal of appliances.
• The ability to operate all required hand tools.
• The ability to drive to and from job sites.
• Tolerance to all extremes of hot and cold weather.

Responsibilities

• Maintain the property’s physical condition and appearance; manage maintenance programs including exterior appearance, timely service requests, make-ready programs, and inventory control; on-call 24 hours.
• Diagnose and perform minor and routine maintenance/repair promptly and professionally.
• Promote positive relations with residents, coworkers, and staff per LIVE IT culture.
• Pre-inspect notice to vacate apartments and complete make-ready checklists and scheduling.
• Complete special projects as assigned by Community Manager/Regional Manager.
• Inspect exterior, perform daily upkeep, and ensure vacant units have proper thermostats.
• Oversee preventive maintenance and maintain records per Maintenance Operations Manual.
• Order parts, manage inventory, and coordinate with vendors and contractors.
• Perform emergency maintenance after hours per the manual and safety standards.
• Oversee outside contractors and ensure work meets contracts and expectations.
• Ensure inspections and permits (fire, backflow, elevator, pool) are current.
