Maintenance Technician — Grounds & Repairs

Job summary

Sun Communities is seeking a Maintenance Technician to perform routine and preventative maintenance across our communities. You will handle home/building repairs, keep grounds clean, and maintain facilities and amenities for residents and guests.

Responsibilities include daily debris removal, minor repairs, irrigation checks, lawn care, snow removal when applicable, and reporting issues to the manager. Valid driver’s license and ability to lift 50 lbs required.

Qualifications

• High School Diploma or GED is required.
• 6 months in maintenance experience preferred.
• Ability to operate hand tools, power equipment, and basic machinery.

Responsibilities

• Ensure trash and debris are picked up daily from common areas and streets.
• Complete minor repairs to rental homes and facilities.
• Inspect irrigation systems and perform repairs as needed.
• Maintain vacant sites and remove trash and debris.
• Remove snow from community streets, parking lots, and building entrances as applicable.
• Maintain manicured lawns and perform basic landscaping tasks.
• Ensure streets and access routes are hazard-free.
• Test water systems and meters where applicable and perform related maintenance.
• Report maintenance issues to the manager.
• Complete condition checklists before/after resident occupancy.
• Keep the community presentable and Sun’s curb appeal standards.
• Clean clubhouse, offices, restrooms, laundry areas and maintenance garage.
• Assist supervision of service contractors and inspect amenities.
• Assist with move-in/move-out spotting and pool maintenance as needed.
• Follow safety procedures for vehicle operation and material handling.
• Additional duties as assigned.
