Job summary

Sun Communities & Sun Outdoors seeks a Maintenance Technician to perform routine and preventative upkeep across our residential communities in Colorado. You will handle home and facilities repairs, grounds maintenance, and essential safety checks while delivering friendly service to residents.

Responsibilities include snow removal where applicable, irrigation and water-system duties, equipment operation, and coordinating with contractors.

Qualifications

• High School Diploma or GED is required.
• 6 months maintenance experience in the apartment/manufactured housing industry preferred.
• 6 months snow removal experience with plow truck preferred.
• 6 months general maintenance knowledge preferred.
• Must have a valid driver’s license.
• Able to lift at least 50 lbs.
• Able to work independently and in a team.
• Proficient with hand tools, power equipment, and commercial machinery.
• Basic computer skills to use email and the internet.
• Able to work on-call schedule.
• Knowledge of plumbing, electrical, and grounds maintenance.

Responsibilities

• Ensures trash/debris is picked up daily from common areas and streets.
• Completes minor repairs to rental homes and facilities as needed.
• Inspects irrigation system regularly and repairs as needed.
• Maintains vacant sites, including strap-downs and removal of trash and debris.
• Removes snow from community streets, parking lots, building entrances and other areas Sun is responsible for maintaining.
• Maintains lawns; treats for weeds, plants flowers/shrubs, spreads mulch, trims hedges and removes damaged tree limbs.
• Ensures all community streets and public access routes are free of hazards.
• Performs water testing and related maintenance for well-water, sewer, or on-site meters.
• Reports maintenance issues to manager.
• Completes pre/post-occupancy condition checklists.
• Keeps community presentable per curb appeal standards.
• Cleans building facilities (clubhouse, offices, restrooms, laundry, maintenance garage).
• Assists manager with supervision of service contractors.
• Inspects playgrounds, pools/spas and recreational amenities for proper condition.
• Assists with move-in/move-out spotting.
• Maintains community pools and vehicles/equipment.
• Follows safety procedures and operates vehicles between sites.
• Performs other duties and special projects as assigned.
