Job summary

Northwest Real Estate Capital Corp. is seeking a Property Maintenance Technician to handle grounds cleanup, preventative maintenance, and repairs across properties. The role includes unit turnovers, bed bug treatment, and maintaining outdoor spaces while delivering high levels of customer service.

You will work closely with the Property Manager, document activities, and respond to emergencies as needed, ensuring a hazard-free environment on-site.

Qualifications

• High School degree or equivalent and technical training/experience in a building trade.
• Minimum 2 years of skilled maintenance experience.
• Ability to use a computer for work orders, emails, and basic tasks.

Responsibilities

• Completes work orders in a timely and accurate manner.
• Cleans up after work is complete.
• Performs repairs on the property, including painting, carpentry, wall repair, minor plumbing, electrical, A/C, heating.
• Secures, cleans, repairs, and applies bed bug treatment to all units during turnover as directed by the Property Manager.
• Maintains exterior common areas and grounds, including lawns, flowerbeds, shrubbery, parking areas, and trash pickup.
• Provides on-call maintenance service and responds to emergencies as instructed.
• Sets up conference room and community space as needed.
• Documents preventative maintenance activities through the Recurring Work Order process.
• Advises the Property Manager on overall property condition and hazards.
• Responsible for overall physical condition of the property.
• Completes 504 Self Evaluation repairs and maintenance as directed.
• Completes Purchase Orders and submits for approval.
• Uses Yardi maintenance/work order system to record work.
• Performs triannual unit inspections with Property Manager.
• Performs other related duties as assigned.
• Completes assigned training in a timely manner.
