Job summary

RangeWater Residential, LLC is seeking an on-site Maintenance Technician in Atlanta. Responsibilities include completing work orders, making-ready vacant units, and performing routine repairs to maintain property standards.

The role requires 1–3 years of apartment maintenance experience, a high school diploma or GED, and EPA refrigerant certifications. Comfort with safety rules and resident service is essential; weekend availability may be required.

Qualifications

• High School Diploma or GED required or equivalent.
• 1–3 years of apartment maintenance experience preferred.
• EPA Type I/II or Universal refrigerant certifications required by state/local jurisdictions.

Responsibilities

• Complete resident work orders within 24–48 hours and perform routine maintenance.
• Make-ready vacant apartments: inspection, punch list, schedule vendors, and complete tasks.
• Repair rather than replace parts when possible to control costs and reduce waste.
• Track materials from the maintenance shop, return unused items, and notify supervisor for re-orders.
• Document all work orders accurately for proper tracking and reporting.
• Periodically inspect contractor work to ensure quality and compliance with standards.
