Job summary

Flaherty & Collins Properties is seeking a Maintenance Technician at The Carlyle at Chatham Hills in Westfield, IN to perform routine and preventative maintenance on property systems. You will troubleshoot HVAC, plumbing and electrical issues, address resident requests promptly, and conduct proactive inspections to keep units and common areas in excellent condition.

The position requires a high school diploma or equivalent, HVAC/EPA certification (preferred), and hands-on maintenance experience.

Qualifications

• High school diploma or equivalent is required.
• HVAC/EPA certification and experience are highly preferred.
• Hands-on maintenance experience with HVAC, plumbing, electrical and general repairs.
• Team player with good communication and pride in quality work.
• Proactive, detail-oriented and able to handle after-hours emergencies.

Responsibilities

• Perform routine and preventative maintenance on property systems.
• Troubleshoot and repair HVAC, plumbing, electrical and other systems.
• Address resident maintenance requests promptly and professionally.
• Conduct property inspections and proactively identify needs.
• Collaborate with Maintenance Supervisor and Property Manager to prioritise work orders.
• Ensure safety standards and regulatory compliance.
• Maintain inventory of tools, equipment and supplies.
• Assist with apartment turnovers and move-ins.
• Perform snow and ice removal; participate in on-call rotation; weekend work as needed.

What You'll Do:

• Perform routine and preventative maintenance tasks, ensuring all property systems and equipment are in excellent working condition.
• Troubleshoot and repair HVAC, plumbing, electrical, and other systems as needed.
• Address and resolve resident maintenance requests promptly and professionally.
• Conduct property inspections to identify and address maintenance needs proactively.
• Collaborate with the Maintenance Supervisor and Property Manager to prioritize and complete work orders efficiently.
• Ensure the property meets safety standards and complies with applicable regulations.
• Maintain an organized inventory of tools, equipment, and supplies.
• Assist with apartment turnovers, ensuring units are move-in ready for new residents.
• Perform snow and ice removal.
• Participate in an on-call rotation to respond to after-hours maintenance emergencies. Weekend work is required as needed.
• Physical tasks are required, along with other duties as assigned.
