Job summary

Flaherty & Collins Properties is seeking a Maintenance Technician at The Breakwater in New Albany, IN. You will perform routine and preventative maintenance across building systems, troubleshoot HVAC, plumbing, and electrical issues, and respond to resident requests to keep the property in top condition.

The role requires hands-on maintenance experience, a high school diploma, and a team-oriented, proactive attitude. Weekend and after-hours availability are expected as part of on-call rotations.

Qualifications

• Hands-on maintenance experience in HVAC, plumbing, and electrical.

Responsibilities

• Perform routine and preventative maintenance on property systems and equipment.
• Troubleshoot and repair HVAC, plumbing, electrical, and related systems.
• Address and resolve resident maintenance requests promptly and professionally.
• Conduct property inspections to identify maintenance needs.
• Collaborate with Maintenance Supervisor and Property Manager to prioritize work orders.
• Ensure safety standards and regulatory compliance on site.
• Maintain inventory of tools, equipment, and supplies.
• Assist with apartment turnovers and move-ins as needed.
• Respond to emergency maintenance issues, including after-hours calls.

Maintenance Technician

What You'll Do

• Perform routine and preventative maintenance tasks, ensuring all property systems and equipment are in excellent working condition.
• Troubleshoot and repair HVAC, plumbing, electrical, and other systems as needed.
• Address and resolve resident maintenance requests promptly and professionally.
• Conduct property inspections to identify and address maintenance needs proactively.
• Collaborate with the Maintenance Supervisor and Property Manager to prioritize and complete work orders efficiently.
• Ensure the property meets safety standards and complies with applicable regulations.
• Maintain an organized inventory of tools, equipment, and supplies.
• Assist with apartment turnovers, ensuring units are move-in ready for new residents.
• Respond to emergency maintenance issues, including after-hours calls when necessary.
• Perform snow and ice removal.
• Participate in an on-call rotation to respond to after-hours maintenance emergencies. Weekend work is required as needed.
• Physical tasks are required, along with other duties as assigned.

• HVAC/EPA certifications or similar credentials are a plus, along with a willingness to learn and grow.
• You have hands-on experience in maintenance, with skills in HVAC, plumbing, electrical, and general repairs.
