Job summary

Ryan Companies US, Inc. in Cedar Rapids is seeking a Maintenance Technician to perform preventive maintenance, repairs, and system adjustments on building equipment and fixtures for a downtown commercial property.

You will work with the property manager and chief engineer to ensure reliable services. The role requires troubleshooting MEP systems, strong customer service, and the ability to participate in on-call rotations.

Qualifications

  • 2+ years in operation of commercial buildings and equipment.
  • High School Diploma or equivalent.
  • Two-year technical degree or equivalent.
  • Hold regional or local building licenses/certifications
  • On-call rotation willingness
  • Valid driver\'s license

Responsibilities

  • Perform preventive maintenance on building equipment and systems.
  • Coordinate with subcontractors on maintenance, repairs, and projects.
  • Respond to tenant work orders promptly and professionally.
  • Work with the property manager and chief engineer on services and planning.
  • Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition.
  • Monitor energy system equipment and record daily actions.
  • Ensure Fire/Life/Safety equipment is functioning as designed.
  • Participate in on-call, after-hours, and weekend rotations.
  • Complete Ryan safety training and required programs.
  • Provide exceptional customer service and exceed expectations.
  • Lead by example with staff and co-workers.
  • Demonstrate proactive and collaborative problem-solving.

Job description

Ryan Companies is hiring a Maintenance Technician to execute preventive maintenance; general repairs; adjustments to building systems, equipment, and fixtures as required. This role serves a downtown Cedar Rapids commercial property.

What you will do:
  • Perform preventive maintenance duties on building equipment and systems as scheduled
  • Manage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment, or property
  • Respond to, evaluate, and complete tenant service work orders in a timely and professional manner
  • Work with the property manager and chief engineer to ensure proper services are provided to the building(s), and to assist with project planning and tenant improvement coordination
  • Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily
  • Monitor energy system equipment, adjust set-points as needed, and record actions and time associated daily
  • Ensure Fire/Life/Safety equipment is performing as designed
  • Participate in on-call, after-hours, and weekend work when necessary
  • Complete all Ryan Companies required training and safety programs
  • Provide exceptional customer service and exceed expectations
  • Lead by example in alignment with the Ryan values with staff and co-workers
  • Possess a proactive and collaborative, solution-oriented approach
  • Is self-motivated and works well in a team environment
  • Treats co-workers with respect and deals with conflict in a constructive manner
  • Demonstrates accuracy and timeliness in all documentation of work orders, projects, time sheets

Who you are:

  • Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions
  • Ability to prioritize workload while remaining flexible to a changing environment
  • Comprehensive knowledge of energy management systems
  • Proficiency with Microsoft Office and computerized maintenance management systems
  • Excellent customer service skills

You will really stand out if you have:

  • 2+ years of experience in the operation of commercial buildings and equipment.
  • High School Degree or equivalent.
  • Two-year technical degree or equivalent.
  • Hold regional or local licensing/certifications to operate a building.
  • Participate in on-call, after-hours and weekend rotation.
  • Basic computer skills.
  • Excellent verbal communication skills and a helpful attitude when interacting with building occupants.
  • Valid driver's license, clear driving record, basic knowledge of computer applications and ability to lift 100 lbs.
  • Ability to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions.

Preferred Qualifications:

  • Universal CFC, SMA, SMT, LEED certification, others as applicable preferred.
  • Microsoft 365 Software experience
