Job description

Overview

Ryan Companies is hiring a Maintenance Engineer to execute preventive maintenance, demand and general repairs, and adjustments to building systems, equipment, and fixtures as required. This role is based in downtown Minneapolis, MN, serving a ClassA office tower, adjoining retail mall, and parking ramp. The position requires participation in an on‑call rotation and is a first shift role with standard hours of Monday through Friday, 7:00a.m. to 3:00p.m. The engineer will work closely with the property manager and chief engineer to ensure proper service and project coordination.

Responsibilities
  • Perform preventive maintenance duties on building equipment and systems as scheduled.
  • Manage and/or assist subcontractors with preventive maintenance, repairs, and projects occurring on building systems, equipment, or property.
  • Respond to, evaluate, and complete tenant service work orders in a timely and professional manner.
  • Work with the property manager and chief engineer to ensure proper services and assist with project planning and tenant improvement coordination.
  • Maintain mechanical rooms, utility rooms, and vacant areas in a neat and clean condition daily.
  • Monitor energy system equipment, adjust set‑points as needed, and record actions and time associated daily.
  • Ensure fire, life, and safety equipment is performing as designed.
  • Participate in on‑call, after‑hours, and weekend work when necessary.
  • Complete all Ryan Companies required training and safety programs.
  • Provide exceptional customer service and exceed expectations.
  • Lead by example in alignment with Ryan values with staff and co‑workers.
  • Demonstrate a proactive, collaborative, solution‑oriented approach and work well in a team environment.
  • Demonstrate accuracy and timeliness in all documentation of work orders, projects, and time sheets.
Qualifications
  • Ability to properly troubleshoot MEP system failures and make needed repairs or devise workable solutions.
  • Ability to prioritize workload while remaining flexible to a changing environment.
  • Comprehensive knowledge of energy management systems.
  • Proficiency with Microsoft Office and computerized maintenance management systems.
  • Excellent customer service skills.
  • High‑school degree or equivalent.
  • Two‑year technical degree or equivalent.
  • Hold regional or local licensing or certifications to operate a building.
  • Valid driver’s license, clear driving record.
  • Ability to lift 100lbs. and work from a ladder, overhead, in a variety of weather conditions.
  • Basic computer skills and excellent verbal communication skills.
Preferred Qualifications
  • Two or more years of experience in the operation of commercial buildings and equipment.
  • Regional or local licensing/certifications such as Universal CFC, SMA, SMT, LEED.
  • Microsoft365 software experience.
Compensation

The annual salary range is $65,000.00–$80,500.00. The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate’s knowledge, skills and abilities.
