Ideal candidates will have at least 2 years of experience, a high school diploma or equivalent, and proficiency in maintenance management systems. The position offers a competitive salary range of $65,000.00 to $80,500.00 annually.

  • Ability to lift 100 lbs and work in various weather conditions.
  • Valid driver’s license and clear driving record.

Job Description

Ryan Companies is hiring a Maintenance Engineer to execute preventive maintenance, demand and general repairs, and adjustments to building systems, equipment, and fixtures as required. This role serves a downtown Minneapolis, MN Class A office tower, adjoining retail mall, and parking ramp, ensuring satisfaction for both tenants and the building owner. Participation in an on‑call rotation is a requirement of this position.

What You Will Do
  • This is a first‑shift position, with standard hours of Monday through Friday, 7:00 a.m. to 3:00 p.m.
  • Perform preventive maintenance duties on building equipment and systems as scheduled
  • Manage and/or assist subcontractors with preventive maintenance, repairs and projects occurring on building systems, equipment, or property
  • Respond to, evaluate, and complete tenant service work orders in a timely and professional manner
  • Work with the property manager and chief engineer to ensure proper services are provided to the building(s), and to assist with project planning and tenant improvement coordination
  • Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily.
  • Monitor energy system equipment, adjust set‑points as needed, and record actions and time associated daily
  • Ensure Fire/Life/Safety equipment is performing as designed
  • Participate in on‑call, after‑hours, and weekend work when necessary
  • Complete all Ryan Companies required training and safety programs
  • Provide exceptional customer service and exceed expectations
  • Lead by example in alignment with the Ryan values with staff and co‑workers
  • Possess a proactive and collaborative, solution‑oriented approach
  • Is self‑motivated and works well in a team environment; treats co‑workers with respect and deals with conflict constructively.
  • Demonstrates accuracy and timeliness in all documentation of work orders, projects, time sheets
Who You Are
  • Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions
  • Ability to prioritize workload while remaining flexible to a changing environment
  • Comprehensive knowledge of energy management systems
  • Proficiency with Microsoft Office and computerized maintenance management systems
  • Excellent customer service skills
You Will Really Stand Out If You Have
  • 2+ years of experience in the operation of commercial buildings and equipment
  • High School Degree or equivalent
  • Two‑year technical degree or equivalent
  • Hold regional or local licensing/certifications to operate a building
  • Participate in on‑call, after‑hours and weekend rotation
  • Basic computer skills
  • Excellent verbal communication skills and a helpful attitude when interacting with building occupants
  • Valid driver’s license, clear driving record, basic knowledge of computer applications and ability to lift 100 lbs
  • Ability to work from a ladder, work overhead, smell smoke and other chemicals, and be able to work outside in a variety of weather conditions
Preferred Qualifications
  • Universal CFC, SMA, SMT, LEED certification, others as applicable preferred
  • Microsoft 365 Software experience
Compensation

The annual salary range is $65,000.00 ‑ $80,500.00. The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate’s knowledge, skills and abilities.
